Know the housing stock
From resort cottages to year-round homes
Diamond Lake spent the 1920s through the 1940s as a resort destination: dance pavilions, boat rentals, and rows of summer cottages on former farmland. Jack Benny, Glenn Miller, and Lawrence Welk all played the pavilion at Lakeside Cottage Resort before it closed in the late 1940s. In the decades that followed, those summer cottages were converted into year-round residences, and the neighborhood filled in around them.
The result is one of the most varied housing stocks we service: cottage conversions with improvised ductwork and crawl spaces, midcentury homes with original boilers, and modern builds near The Landing on Diamond Lake, the Mundelein Park & Recreation District's renamed lakefront campus. No two mechanical rooms match, which is exactly why measured load calculations and flat-rate quotes matter here.
What we fix most in Diamond Lake
Cottage conversions with improvised HVAC
Homes that started as three-season cottages often carry decades of patchwork: undersized returns, uninsulated crawl spaces, and water lines routed along exterior walls that freeze in polar snaps. We fix root causes, not just the symptom of the week.
Lakeside humidity and iron-rich well water
Proximity to the lake means summer humidity loads and, on some streets, hard or iron-heavy water that shortens water-heater life. Whole-home dehumidification and correctly specified water treatment pay for themselves in equipment lifespan.
Aging boilers and radiant systems
A number of older Diamond Lake homes still heat with boilers. We service, repair, and replace them, and 95%+ AFUE replacement boilers currently carry a $350 Nicor Gas rebate (verified July 2026).

Services we bring to Diamond Lake
Diamond Lake questions we hear most
Do you service the unincorporated streets around Diamond Lake?
Yes. We cover the incorporated Mundelein blocks and the unincorporated Lake County pockets around the lake alike, with the same flat-rate pricing.
My house was a summer cottage. Can it get real central air?
Usually, yes. Depending on the structure we recommend either a right-sized ducted system or ductless mini-splits, which are ideal for cottage conversions without full ductwork. Ductless heat pumps also qualify for up to $1,000 in 2026 ComEd incentives.
How fast can you get to Diamond Lake for an emergency?
We dispatch 24/7 and our shop is minutes north of the lake, so emergency response here is among the fastest in our whole service area.
Is lake water the reason my water heater keeps failing?
Lake proximity is not the culprit, but hard and iron-rich water in parts of the area is. A water test takes minutes; softening or filtration sized to your actual water chemistry protects the new heater.
What rebates apply if I replace my furnace this year?
Nicor Gas pays $150 for a 95% AFUE furnace or $225 at 97% AFUE for equipment installed in 2026, and ComEd offers tiered heat-pump incentives up to $2,000 if you go electric. We handle the paperwork with the quote.
