Know the housing stock
A postwar neighborhood that kept its character
The land was platted from Charles C. Copeland's farm holdings in 1925, but the neighborhood as residents know it arrived in a burst: more than 300 homes went up between 1947 and 1949 for returning veterans, between Milwaukee Avenue and the Des Plaines River. Copeland Manor School followed in 1957 to catch the baby boom. Today roughly 2,400 residents live in a walkable mix of original vintage homes, split-levels, ranches, and newer infill.
Mechanically, that means original clay sewer laterals reaching the end of their life, boilers and gravity-conversion ductwork in the oldest homes, and Des Plaines River-adjacent basements that need dependable sump protection. We plan for all three before they become emergencies.
What we fix most in Copeland Manor
1940s sewer laterals and root intrusion
Clay tile laterals from the late 1940s are prime candidates for root intrusion and bellies. A camera inspection tells you exactly what is down there; hydro jetting and trenchless lining fix most problems without digging up the parkway.
River-adjacent basements
Blocks closest to the Des Plaines River carry real water-table risk in spring. Primary sump service, battery backups, and properly pitched discharge lines are cheap insurance against a finished-basement loss.
Postwar homes with modern expectations
Families renovating vintage Copeland Manor homes want quiet, efficient, evenly distributed comfort from houses framed in 1948. Load calculations, duct upgrades, and high-efficiency two-stage equipment bridge that gap honestly.
