Repair vs. Replace Your HVAC System: A North Shore Homeowner's Guide

The repair-or-replace decision weighs repair cost against remaining equipment life, efficiency gains, and comfort risk. A useful rule of thumb: if repair cost exceeds 50% of replacement cost and the system is 12+ years old, replacement usually wins financially.

Quick answer
  • Systems 12+ years old with R-22 refrigerant almost always pencil out for replacement.
  • If the repair is minor (capacitor, contactor, drain issue) and the system is under 10 years old, repair.
  • High-efficiency replacement (96% AFUE furnace / 18+ SEER₂ AC) typically reduces energy use 20–40% vs. aging equipment.
  • Legendary provides a Free Second Opinion if you've already received a repair or replace quote.

When repair is the right call

Component failures on systems under 10 years old — capacitor, contactor, ignitor, drain line — usually cost $200–$600 and restore full function. If the system has no refrigerant issues, no cracked heat exchanger, and holds a manufacturer's parts warranty, repair is logical.

When replacement makes sense

Age ≥15 years, R-22 refrigerant (discontinued, expensive to source), repeated failures in the same season, or a repair quote exceeding 40–50% of new-system cost. Also replace when a cracked heat exchanger is confirmed — that is a safety issue, not a negotiable repair.

Option A: Repair the existing system

Best when the failure is a single, inexpensive component and the system is under 12 years old. Keeps upfront cost low. Risk: another failure within the season is possible on aging equipment. Legendary flat-rates all repairs — no hourly surprises.

Option B: Replace with a new system

Delivers a manufacturer warranty (typically 10-year parts, 1-year labor with registration), improved efficiency, and full comfort reliability. Lake County and Cook County homeowners who upgrade to a 96% AFUE furnace and 18 SEER₂ AC typically see $300–$700/year in energy savings. ComEd and Nicor rebates may stack for qualifying equipment.

Option C: Replace now on a flat-rate payment plan

If the upfront cost is a concern, Legendary offers financing. You lock in flat-rate pricing — the price quoted before work begins is the price you pay — and spread payments over time. Daikin Comfort Pro systems carry a 12-year registered warranty when installed by Legendary.

Ignoring a cracked heat exchanger

Carbon monoxide can enter living space. If a cracked heat exchanger is found, the furnace must stop operating immediately. This is a replacement, not a repair.

Over-investing in R-22 systems

R-22 refrigerant is no longer manufactured in the US. Topping off a leaking R-22 system can cost $100–$200 per pound and may not hold. Replacement is almost always the better investment.

Under-sizing the replacement

North Shore homes — many with large footprints and cathedral ceilings — require a Manual J load calculation. A system sized by rule of thumb wastes money and underperforms. Legendary runs a full load calc before recommending equipment.

FAQs

Questions homeowners ask

What is the 50% rule for HVAC repair vs. replacement?
If a repair costs more than 50% of what a new system would cost installed, replacement is generally the better investment — especially on systems over 10 years old where additional failures are likely.
Does Legendary offer a Free Second Opinion?
Yes. If you've received a repair or replace recommendation you're unsure about, Legendary will assess your system at no charge and give you an independent evaluation.
Are there rebates for replacing an old HVAC system?
ComEd and Nicor Gas both offer rebates on qualifying high-efficiency equipment. Nicor rebates apply to 96% AFUE furnaces; ComEd rebates apply to high-SEER central AC and qualifying heat pumps. Legendary will identify applicable rebates at the time of quote. Note: Winnetka Electric customers use a municipal utility and should confirm eligibility separately.
How long does an HVAC replacement take?
Most furnace + AC replacements are completed in one day. Larger systems with ductwork modifications may take two days. Legendary pulls all required Lake or Cook County permits.
